Frank Emmet Real Estate, Inc., located in Downtown Silver Spring, has a full time position available for an Assistant Property Manager to join our team!

The Assistant Property Manager (APM) reports to and generally supports the Property Manager (PM) by performing tasks to include Financial, Condominium, Facilities, Building Staff & Customer Service Management in addition to other duties as assigned. The APM shall have the experience to assume the PM's role and responsibilities as needed.

Financial Management:

  • Maintain Property Management Tracker

  • Responsible for NOI Growth

  • Maintain Purchase Order Log

  • Codes all invoices/accounts payable items for payment

  • Maintain and follow up with Delinquency Report (to include contacting residents)

  • Complete Accrual Reporting

  • Monthly Statement analysis with PM support

  • Budget creation/management with PM support

  • Complete Owners Report with PM support

Condominium Management:

  • Scheduling board meetings

  • Budget creation/management with PM support

  • Tax Return Coordination/Filing

  • Maintain email distribution list of Condo Owners


Facilities Management:

  • Maintain Property Management Tracker

  • Manage and track open/closed work orders

  • Manage Preventative Maintenance Program protocol

  • Complete Building/Apartment Inspections

  • Follow Safety Awareness Program protocol

  • Follow Emergency Management protocol


Building Staff Management:

  • Manage daily rounds of Resident/Building Managers

  • Collect/Review/Approve time sheets

  • Conduct Counseling Sessions

  • Conduct Annual Performance Reviews


Customer Service/Administrative Management:

  • Prepare Resident/Client notifications

  • Resolve all Resident/Vendor/State/County inquiries/disputes

  • Prepare Service Agreements

  • Purchase necessary supplies

  • Manage Incident Reports

  • Manage Vacancy List Report, Turnover process, and Notices to Vacate

  • Manage Suite List Process to include creating and tracking legal notices

  • Coordinate meetings with building Owners as needed



  • Minimum 3 years Commercial/Residential Property and/or Condominium Association Management experience

  • Proficient administrative and computer skills including Microsoft, Excel, Word and Outlook

  • Experience with property management software such as Jenark (preferable), Yardi, MRI, Onesite, etc.

  • Excellent organizational, follow through skills and attention to detail

  • Ability to work independently and as a cooperative team member

  • Ability to take on managerial duties as needed; supervisory experience a plus

  • Must have reliable transportation.


The ideal candidate will meet all of the above qualifications and possess very strong interpersonal skills, have the ability to maintain a positive attitude, be able to multi-task and exhibit excellent communication skills; both written and verbal.

SCHEDULE: Full-time; Monday-Friday; 8:15am - 5pm

SALARY: Negotiable and will commensurate with level of experience.

SALARY RANGE: $22/hr - $25/hr
